CONDITIONS OF TENANCY

  1. No sale or assignment of this agreement without prior written consent of landlord.
  2. No violation of any rules, regulations, laws or ordinances governing the use of the premises.
  3. No animals or pets in the unit.
  4. No accumulation of junk or debris in the unit or on the premises.
  5. No lights or other electrical usage when tenant not personally in the unit.
  6. No claims presented against landlord for any reason.
  7. No electrical usage for heating, cooling or refrigeration.
  8. No mechanical, fabrication, manufacturing, assembly or other related work allowed.

TENANTS STORE GOODS AT THEIR OWN RISK

  1. I understand that the lessor (Store Yours) is a landlord renting space for the tenant’s self-service use and is not a bailor or warehouseman in the business of storing goods for hire.
  2. I hereby acknowledge that I have received a copy of the completed rental agreement and that I understand the provisions that state the landlord (Store Yours) is not responsible for loss or damage to property in my storage space.

INSURANCE IS THE TENANT’S RESPONSIBILITY

  1. I understand that the landlord (Store Yours) does not provide insurance coverage on any personal property in any storage space.

TENANT’S AGREED OBLIGATION

  1. Ensure the tenant’s property against all insurable damages, and indemnify the landlord against any and all loss to the tenant’s property.
  2. Permit the landlord to enter the unit for reasonable inspection and enforcement of security interest.
  3. Provide own lock for unit.
  4. Keep and return the unit in as good condition as when first rented.
  5. Unit not to be used as a residence.
  6. A late fee of $15.00 will be added to the current month’s rental fee if the rental fee is not received by the 15th of each month. All rental fees must be paid in full each month. Failure to do so results in a $15 late fee. Please note, the unit will be double-locked after the 15th day of the due date, and access will be denied. Payment in full is needed to eliminate double locking and regain access to the facility.

SECURITY INTEREST

​As security for payment of rent, the landlord is granted a security interest in all property stored in the unit and upon 30 days of delinquent rent by the tenant, the landlord shall be entitled to enforce his security interest by the sale of the property in accordance with the Michigan Uniform Commercial Code.

LANDLORD’S AGREED OBLIGATIONS

  1. Full and quiet possession and use of the unit by the tenant.
  2. Twenty-four (24) hour security lighting.
  3. Reasonable snow removal from premises.
  4. A prompt refund of the security deposit upon termination of tenancy and full compliance with the terms of the rental agreement if the security deposit was collected and received from the tenant.
  5. Store Yours Self Storage does not offer refunds or exchanges of one unit for another.  No refunds for an early vacancy. Questions regarding this policy should be directed to Bare and Alicia Baldwin, Management.
